A cabinet manufacturer in the city is a step closer to a new home after the April 14 meeting of Yorkton Council.
At the meeting Council gave unanimous support for a discretionary use permit for 46 Myrtle Avenue.
Council also passed first reading of a Zoning Bylaw amendment to pave the way for the redevelopment of the property which was most recently Wagner’s Flooring.
The application was from Terry’s Cabinets in the city.
The proposed cabinet making use is a listed as Permitted Use in both the MI-1 Light Industrial and MI-2 Heavy Industrial zones, and as a Discretionary Use in the CMI-1 Commercial-Industrial Transitional zone, explained City Planner Michael Eger.
“The proposed development would involve minimal building alterations with installation of an enclosed spray booth and new signage. The front retail presence would be maintained in order to serve as the cabinet showroom. The proposed hours of operation should limit noise pollution. Odours from oil-based finishes may not be desirable, but will be limited due to the relatively small output of the manufacturer. Planning Services is therefore in favour of the proposed development on the condition that the building retain a retail presence along Myrtle Avenue,” detailed a report circulated to Council.
Administration will now initiate the public notice process, including advertisement in the local newspaper, at City Hall and on the City website, and circulation to property owners within 75 m of the subject property. A recommendation will be sought from the Planning and Infrastructure Commission before the application is brought back to Council for their review and decision, in conjunction with the Public Hearing.
